Solar System Inspection: Output, Safety and Roof Condition

A solar system inspection checks whether the system is producing what it should and whether anything is unsafe or wearing out. It compares actual output with the expected output for the system's size, age and shading, then tests the equipment to find out why any gap exists.

It is most useful in three situations. When production has fallen without an obvious reason, after hail or a major storm, and before buying a property that already has panels on the roof. In the last case the report can show whether the seller's claims about production hold up and what maintenance may be due.

The inspection looks at more than the panels. Roof penetrations and flashing, rails and clamps, wire routing, the inverter, the disconnects and the main panel connection are all examined, along with shading that has grown in since installation. You receive a written report that separates urgent items from things that can wait.

What the work includes

  • Production check against expected output for the system and the weather
  • Visual inspection of panels for cracks, hot spots, discolouration and delamination
  • String and connector testing with electrical meters
  • Roof penetration, flashing and racking inspection
  • Wiring, conduit, junction box and grounding review
  • Inverter, disconnect and monitoring check
  • Shading survey for new growth or nearby construction
  • Written report with photos and findings ranked by urgency

Reasons to book a solar inspection

01

Output has dropped and you cannot tell why

02

Hail, a wind storm or a fallen branch hit the array

03

You are buying or selling a home with solar panels on the roof

04

The system has never been looked at since it was installed

05

Your insurer or lender asks for a condition report

06

A roofer found loose panels or damaged flashing around the array

How the work goes, step by step

01

Tell us why you need it

Say whether it is a performance question, storm damage or a purchase, and share any monitoring data.

02

Review of records

The specialist looks at production history, system size and equipment details if they are available.

03

On-site inspection

Panels, mounts, wiring, inverter and electrical connections are inspected and tested.

04

Written report

Findings are written up with photos, listing what needs attention now and what can wait.

05

Repair quote if needed

If something needs fixing, you can ask for a separate written quote for the work.

What changes the price

System size
More panels and more strings take longer to test.
Depth of testing
A visual check costs less than string-by-string electrical testing or thermal imaging.
Roof access
Steep, tall or complicated roofs need safety setup and time.
Report detail
A short summary and a full photo report with ranked actions take different amounts of effort.
Travel and timing
A rushed pre-purchase inspection or a remote property can add cost.

What a good quote spells out

  • Exactly which tests are included, such as string testing, thermal imaging or only a visual check
  • Whether the roof penetrations and flashing are inspected up close
  • A clear comparison of measured output to expected output
  • Findings sorted by urgency, with photos for each
  • Whether the report suits an insurer, lender or real estate sale

Solar System Inspections: questions people ask

How can you tell if solar panels are underperforming?

Compare yearly production against the original estimate and against the same months in earlier years. Weather and shading explain some difference, but a steady decline points to a fault.

Should a house with panels be inspected before buying?

It is a sensible step. The report shows the system's condition, whether it produces what the seller says and what repairs or replacement parts may come due.

What happens after hail hits solar panels?

Panels can have hidden cell cracks that are not visible from the ground. An inspection tests for them and checks the mounting and roof seals around the array.

Does an inspection require climbing on the roof?

Usually yes, for a proper look at connectors, rails and flashing. Drone or thermal imaging can supplement it but does not replace the electrical tests.
